    Process

    For CURRENT owners and/or a designated agent of the owner are required to submit Residential License application and fees no later than 90 days from receipt of notice.

    License will be placed into two groups based on Ward and location. Group A {Ward 1, 8-22} inspection fees will be due October 1, 2012. Group B {Ward2-7 & 22-30} inspection fees will be due March 1, 2012.

    Two and Three Units: $100.00

    Over Three Units (MAX up to $1000) $40.00 ($40 per unit x 25 units)

    Application Process

    Notice of appointment will be mailed to address provided in application at “Owner’s mailing address.”

    Enclosed with appointment letter, owner will receive the following forms. Please click below:

    Consent Form: A Consent form signed by a renter gives inspectors and owners permission to enter for the purpose of inspection in the absence of the tenant.

    Waiver Form: A Waiver form signed by the renter excludes that dwelling unit for inspection. By signing the waiver form, the renter is verifying that the dwelling unit meets the code requirements set by the Residential License Program.

    Prior to Inspection

    Owners and/or designated agent of the owner are:

    - Required to give occupants one week notice prior to inspection.

    - Required to have consent or waiver forms on hand on the day of inspection.

    - It is recommended for owners and/or designated agent of the owner to do a walk through prior to inspection date for the purpose of identifying and correcting violations. Please click on the Inspection Form along with the Residential License Common Violations

    After Inspection

    Pass Inspection

    Upon passing of inspection, owner will be mailed a Residential License Certificate which is valid for a period of 3 years.

    Failed Inspection

    If inspection failed, owner will be given a copy of the violations identified at the inspection. A notice will be mailed to the “mailing owner’s address” with the violations and the re-inspection date.

    Owner will have 30 days from the date of inspection to remedy the violations listed. Unless violations are of immediate health and safety concerns, inspector will indicate the timeframe for remedy. For example, No Smoke Detectors or Carbon Monoxide Detectors present is a 24 hour remediation deadline.

    Penalties

    A. Property Owners who fail to register can be fined $250.00 per unit.

    B. Property Owners who fail to correct violations after two inspections can be fined $100.00 per day up to 90 days per unit. MAXIMUM FINE PER UNIT $3,000.

    C. Re-Inspection fee is $50.00 for any unit or premisies that has failed TWO previous inspections.
